Do you know about the "Land Title Transfer" please help?

my husband and i will be planning to buy a rice field land in Isabela or Nueva Vizcaya (Cagayan Valley/Region 2). We already have a contact there who is willing to sell their rice field land for Php350,000 per hectare. Btw, i am a filipina but my husband is a foreigner. these are my questions:





1. is Php350,000 per hectare cheap or not? if ever is this okay with the philippine law if we buy in this amount? or are we violating rules here? what are the common prices of rice fields in this area per hectare?





2. how long will it take to apply for a land title transfer?how many days?





3. what is the procedure of buying a rice land in the phils?





4. what are the requirements to submit? what gov't offices are involved here?





5. what are the common expenses are we going to pay?such as taxes, and others (i dont know much about this) pls. specify %26amp; explain why are we gonna pay that for.





6. how much workers do we need to work for 1 hectare %26amp; how much are gonna pay to them|||im Filipina also and my husband is foreigner. we did buy also a land in Philippines but i don't know if the land that you buy is cheap or not because the price of land it depend if where. and we did buy a property in Philippines for Php3.6m it's okay we never violate the law. as long as you have money to buy land there is no problem. but the land that we did buy the previous owner is the one the did process the land title.


and the other land that we did buy my sister did do the paper because we're not in Philippines that time. i just remember that we go to Lawyer we did do a deed of sale then did bring the land title and died of sale in BIR then after that the cancellation of the land title then transfer to our name. and i forget how much we did pay all.





im sorry because i don't know about rice field worker you will need for 1 hectare and how much you will pay them. because the land that we did buy we make it apartment and the other is for our house.|||For sure the price is too high if everyone knows you have a foreigner backing you. Also that 350,000 is just the start. Everyone who knows about the sale will come forward for some fee or tax to collect. Then after you have spent about one million total, some relatives of that seller will come forward for a share and you will end up having to pay them to get them to leave you alone. Then some time in the future, if all that goes thru, someone will present themselves as having been a tennant and they will want more money from you under the agrarian laws.





You better tell your husband to keep that money in his bank. So many foreigner friends of mine have tried to help family and community but ALL OF THEM end up getting swindled out of their money. Then when they used up all their savings, no one knows them anymore. Just remember, when he goes broke, you are also broke as well. With your lack of knowledge in this area, you are ripe to be taken advantage and all filipinos knows very well how to do that. Who is your husband? I need to warn him now.|||That 350t per hectare is pretty high, well it depends to the location, by that price it should suppose to be near in the town proper, in a flat surface and irrigated. There is nothing wrong in buying property in the philippines, the only things is, there is (are) always something came up a problem that you less expected, one thing you need to be sure if their is a tenant in that property, just remember the agrarian law is always in favor of the tenant, the seller is the one need to pay the tenant and suppose to be nothing to do with you, but because maybe of the poverty in our place, the tenant will come to you and ask again another payment, and threaten you that they will not go. (based in our experience, I have a foreigner husband to, but maybe it will not happen to you, hopefully).


The very first thing you need to do is to go to the municipality of that area where the rice field located, ask about what the market value of that said property, at least you will have an idea how really it cost, most of the time seller sell it higher than market price it is still acceptable, but not a 100% mark up. Secondly you find out about the documentation of that property, the land title, who owns it, if there is an original title what is that kind property inherited or what, the municipality of that certain area have a book a records that they allow the public to look on it. If it is inherited make it sure, who's name is in the title, and you should only deal with that people, inherited property cause a lot of problem, lot of people will show up and claim that they are the heir, please don't pay any money yet until you are certain of the legality of the owner.
